Barndominium construction in North Alabama, from the pad to the keys
A turnkey barndominium build is a licensed builder taking your lot and your plan through the foundation, the post-frame or steel structure, the roof and shell, the mechanical systems and the finished interior, and handing you a house. In North Alabama the builder also carries the part most people do not expect: knowing which of the 12 counties inspects, which permits still apply where none does, and what the sandstone or the limestone under your lot is going to do to the schedule. What does a turnkey barndominium build include?
Everything between a cleared, permitted lot and a house you can move into. In sequence: the site work and pad, the foundation (a monolithic slab on most post-frame and steel builds here, or a stem wall and slab where the grade or the rock calls for it), the structure, the roof and exterior closure with doors and windows, the rough-in of electrical, plumbing and HVAC, insulation, interior framing, drywall, and the finishes: floors, cabinets, tile, fixtures, trim, paint. A turnkey contract also carries the coordination: the septic installer, the electric utility, the water system or well driller, and the county or third-party inspections at each stage.
What it usually does not include, and what to ask about explicitly: the septic system itself (often a separate contract with the licensed installer), the driveway beyond the pad, the power extension paid to the utility, the well or water tap, and landscaping. A written, itemized estimate separates all of those so you can see what is in and what is not.
What does the county require of the build?
It depends which of the 12 you are in. Madison County runs plan review and inspections under the 2018 International Residential Code with local amendments. Jackson and Cherokee counties state on their own sites that they require no building permit outside city limits. The other nine list no building department. In every one of them the septic permit runs through the county health department and the builder must hold the Alabama home builder license. For the build itself, that difference lands in the contract. In Madison County the inspection sequence is the county's. Everywhere else, the contract has to name the code edition the work is built to and schedule third-party inspections at framing, rough-in and final, because nobody else is coming.

What standard is a licensed builder held to here?
The Alabama Home Builders Licensure Board applies the 2015 International Residential Code as the minimum standard when it investigates a licensed builder's work in a jurisdiction with no adopted residential code, for contracts entered after February 13, 2022, and the local code where one exists. That is the floor. A good contract names the edition directly so it is a term between you and the builder rather than a standard you would have to reach through a complaint. Post-frame or steel frame: which structure is a barndominium built on?
Either, and the choice is the builder's specialty as much as the owner's preference. Post-frame uses treated wood columns set in the ground or on a concrete pier, with trusses and girts carrying a metal roof and metal siding; it is the dominant method in this region and the one most local builders grew up with. Steel frame uses a bolted red-iron or light-gauge steel structure on a slab, engineered as a package, and suits larger clear spans and shop bays. Both take a full residential interior. How does a turnkey build get priced?
From the lot, not from a table. The builder walks the site with the soil evaluation and the flood determination, quotes the pad and foundation against the grade and the rock, prices the structure against the plan, and prices the interior against the finish level you choose. Site costs that live outside the builder's scope, meaning the septic system, the power extension and the water source, get quoted by the people who do them. What should the contract cover?
The code edition by name. Which party pulls which permits, with the septic permit in your name. An inspection schedule at framing, rough-in and final, by the county where it inspects and by a third party where it does not. A payment schedule tied to completed stages rather than dates. A change-order process in writing. A certificate of general liability insurance sent by the builder's agent and naming you. A construction schedule that separates the pre-slab phase from the structure from the interior, so the calendar is honest about which part is yours.
How does financing shape the build?
The lender pays the builder in draws against completed stages, which is why the payment schedule and the inspection schedule have to match what the lender will fund. The appraisal is the barndominium-specific risk: where few comparable barndominiums have sold in your county, the appraised value can land below the cost to build, and the difference is cash at closing. How long does a turnkey build take?
Months before the slab on most projects, for the lot checks, the septic permit, the utility quotes and the loan. Weeks for the structure once the pad is ready; a post-frame shell dries in fast.
